The Project Manager is an integral role in the organization. This role is responsible for overseeing and managing all aspects of large commercial construction projects; including, but not limited to, subcontracts, billings, payment applications, and all modifications to the project. The Project Manager works closely with the Estimating Team and Superintendent to ensure that the scope and direction of each project is on schedule and within budget. The Project Manager also works closely with their designated Project Engineer overseeing the inputting of invoices and material management. The Project Manager is the main point of with our GC/Owner Clients and Designers to define project requirements, budgets, and schedules to successfully execute projects within expectations.

Responsibilities

  • Review and understand project contract and scope of the work, including an understanding of notice requirements for constructive changes, delays, or project
  • Ability to oversee and manage multiple projects from inception to
  • Responsible for delivering a completed project on time and within specified
  • Monitor the progress of the construction activities on a regular basis and hold or attend regular status meetings with project team and all stakeholders.
  • Develop and manage project documentation including but not limited to: progress reports, submittals, invoicing, purchase orders, schedules, RFIs, sub-contracts, change orders and associated logs.
  • Manages or is responsible for the understanding and allocating financial aspects of each project.
  • Addresses questions, concerns, and/or complaints throughout the
  • Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
  • Collaborate with our Pre-Construction team to obtain and assemble timely
  • Initiate, direct, and review all large purchase orders, subcontracts and approve/sign all major purchases.
  • Maintain responsibility for overall project budget
  • Ensure monthly billings are accurate and billed within customer
  • Manage customers billing, anticipate, and include materials/equipment which are on the job but not invoiced by the supplier at the time of billing.
  • Operate as the point of contact for project Owner, Contractor, Architect and
  • Review and track performance measurements for all projects based on projected
  • Oversee project schedule reviews and
  • Work with Superintendent to facilitate job schedule
  • Facilitate all subcontract review and administration with our legal
  • Oversee all outstanding RFI/ASI’s in collaboration with Project
  • Review vendor proposals for proper pricing and
  • Turn in change order pricing timely (based on contract time frame) and within customer constraints.
  • Delegates work and assignments to team members based on expertise, work experience, and time constraints.

Qualifications & Requirements

  • 5+ years of construction specific project management work experience, preferred
  • PMP, PgMP, CAPM, and/or comparable project management certifications highly
  • Strong leadership
  • Excellent oral and written communication
  • Demonstrated financial analytical
  • Excellent human relations skills and ability to maintain
  • Attention to detail, strong organizational skills, and self-
  • Sage 300 CRE or Sage Intacct experience, preferred but not
  • Proficient in Microsoft Office
  • Plumbing and/or Electrical experience
  • Self-motivated attitude, teachable mentality, and coachable
  • Proven ability to quickly learn about a new
